ENERGY
Newlyne includes extensive photovoltaic panel systems and a community use battery in stage 1 to create robust power generation and storage across the precinct.
District thermal energy harnesses the power of waste to improve the efficiency of water heating systems.
LAND USE AND ECOLOGY
Newlyne’s green spaces incorporate established trees, including large trees carefully removed from the site during construction.
Deciduous plantings also feature throughout the precinct, maximising shade in summer and allowing solar access in winter.
WATER
Newlyne is future-proofed against drought through an impressive onsite water retention and detention system.
Collected rainwater is used to irrigate landscaped areas and parklands, while overflow can be safely released into Sullivans Creek once a rain event has passed.
INDOOR ENVIRONMENT QUALITY
All dwellings include double-glazing and high-quality sealing to create airtight, healthy spaces.
Window openings and sliding doors allow for cross-ventilation for natural breezes and thermal control.
TRANSPORT
Newlyne includes EV charging stations for residents and their guests. The precinct is designed for active travel, ensuring plenty of space for pedestrians, cyclists and scooters as well as easy access to the nearby light rail stop.
CONNECTIVITY
Connectivity is a key feature of Newlyne, with a precinct-wide integrated tech experience planned that will allow thirdparty apps to provide a range of services to meet the needs of residents.

Newlyne’s community title gives residents ownership over common areas such as shared gardens and access roads. This results in better and more affordable upkeep.
A unique design mix
Newlyne is designed to follow the contours of the land. Two- and three-storey townhouses nestle on the edge of Sullivans Creek, while apartments climb gently to a maximum building height of eight storeys along Northbourne.
